Frequently asked questions
- How much property can I afford?
- The calculator assumes up to 50% of your monthly income can go towards repayments, then works backwards from your rate and term to a maximum loan, and adds your down payment to show the maximum property value.
- What down payment do I need in the UAE?
- Expatriate buyers typically need at least 20% of the property value for a first property under AED 5 million, plus roughly 6–7% in transfer, agency and mortgage registration fees, which are paid in cash on top of the deposit.
- How is the monthly instalment calculated?
- It uses the standard amortisation formula on the loan amount — property value less down payment — with your annual interest rate divided across the loan term in months.
- Can non-residents get a mortgage in the Gulf?
- Several banks lend to non-residents, usually at a lower loan-to-value ratio and a higher rate than for residents. A mortgage advisor can compare offers across local banks for your profile.
